Home Buying Process in Illinois 2026: Complete Step-by-Step Guide for the Northwest Suburbs
Buying a home is one of the biggest decisions you’ll ever make. Step 1: Get Clear on Your Budget & Finances
Before you look at a single house, you need to know what you can truly afford.
Most people start with the monthly payment they’re comfortable with. That’s a good beginning, but in Illinois we also have to factor in property taxes — which are higher than many other states. In Huntley, Crystal Lake, and Lake in the Hills, taxes can easily add several hundred dollars a month.
Also plan for:
- Down payment
- Closing costs (typically 2–5% of the purchase price)
- Moving expenses and any immediate repairs
Run the real numbers. Once your budget is clear, everything else becomes much easier.
Step 2: Get Pre-Approved (Not Just Pre-Qualified)
This is one of the most important steps.
A pre-approval means a lender has reviewed your credit, income, and assets and is willing to lend you a specific amount. Sellers in our market take pre-approved buyers much more seriously.
I have preferred lenders I can recommend. The lender will also show you exactly what your full monthly payment will look like — including taxes and insurance.
First-time buyers should also ask about Illinois Housing Development Authority (IHDA) programs and any available down-payment assistance.
Step 3: Choose the Right Real Estate Agent
As of the new rules that began in 2024, you’ll sign a buyer representation agreement before we begin working together. This is completely normal and protects both of us.

Step 4: Start Your Home Search
This is the exciting part.

Step 5: Make an Offer
Once you find the right house, we write an offer.
In Illinois, once both parties sign, we have an executed contract. That contract is immediately sent to our real estate attorney.
I’ll guide you on what a competitive offer looks like based on recent comparable sales in that specific neighborhood. We’ll decide the strongest strategy together.
Step 6: Attorney Review, Inspections & Appraisal
Right after the contract is executed, we enter the attorney review and inspection period — typically 5 business days from the date of the executed contract.
Our attorney reviews the contract, and we schedule the home inspection right away. I always recommend a thorough inspection (even on newer homes), and we often include a radon test here in Illinois.
If issues are found, the attorney helps us negotiate repairs, a credit, or — if needed — walk away while we are still within the review period.
Around the same time, your lender will order the appraisal.

Step 7: Final Loan Approval & Closing Prep
Once the attorney review and inspection period is complete and everything is resolved, your loan moves into final underwriting.
You’ll receive a Closing Disclosure at least three business days before closing. This document shows your final loan terms and exactly how much money you need to bring to the table.

Step 8: Closing Day
Closing usually takes place at a title company. You’ll sign a stack of documents, bring your remaining funds (usually by wire or cashier’s check), and once everything is recorded… the house is yours.
We’ll do a final walk-through the day of (or day before) closing to confirm the property is in the agreed-upon condition.
Then you get the keys. That’s the moment it all becomes real.
