Lake Zurich is a Lake County village of about 19,759 people (2020 census) built around its own lake, with a typical home value of about $503,000 as of Sept. 30, 2026, according to Zillow. If you’ve been looking at Barrington but want a little more house for the money, Lake Zurich is usually the next town I show people.
I’m Dana Gallagher, a Broker with Berkshire Hathaway HomeServices Starck Real Estate. I help buyers all over the Northwest Suburbs, and here’s my honest look at what living in Lake Zurich is like in 2026.
Where Is Lake Zurich, IL?
Lake Zurich sits in southwest Lake County, right next door to the Barrington area. The village is named after the lake itself, which sits completely inside village limits. Rand Road (U.S. Route 12) and Route 22 (Half Day Road) both run through town, and those two roads are a big part of how the village grew. Rand Road arrived in 1922 and Half Day Road in 1927, and that turned Lake Zurich into a summer resort town before housing development took off in the 1950s.
The village covers about 7.3 square miles, and roughly 5.5% of that is water.
Lake Zurich Home Prices in 2026
Here’s what the latest numbers show:
| Lake Zurich, IL | Zillow Home Value Index (Sept. 30, 2026) |
|---|---|
| Typical home value | $503,277 |
| Change from a year earlier | Up 7.3% |
Lake Zurich often gives buyers a lower entry point than Barrington in the same part of the suburbs.
A median is just the middle sale. Homes on or near the lake, and larger homes on bigger lots, can sell well above it. I always pull recent sales on your exact street before we write an offer.

Schools in Lake Zurich
Most of Lake Zurich is served by Lake Zurich Community Unit School District 95, which runs from the early grades through Lake Zurich High School. School boundaries don’t always follow village lines, so I always have buyers confirm the assigned schools for a specific address with the district before closing.
The Lake, Paulus Park and Summer Life
The lake is the heart of town. Paulus Park Beach is the village’s main public beach, and in 2026 it ran from Memorial Day weekend (May 23) through September 6. The village also runs Breezewald Beach, which had a shorter summer season. Paulus Park sits right on Rand Road, so it’s easy to get to from most neighborhoods.
Lake Zurich also has a long-running summer festival, Alpine Fest, which the Lions Club started in 1942.
One thing lake buyers should know: in 1988 the Illinois Supreme Court decided Beacham v. Lake Zurich Property Owners Association, a case about who can use the surface of a private lake. If you’re buying lakefront or lake-access property, ask your attorney about lake rights and any association rules before you close.
Commuting from Lake Zurich
Lake Zurich had a rail line once. It reached the village in 1910 and closed about ten years later. Today most commuters drive to a nearby Metra station. Barrington’s station on the Union Pacific Northwest line is a popular choice, and I cover it in my Barrington moving guide.
Property Taxes in Lake Zurich
Lake Zurich is in Lake County. In Illinois, Lake County assesses homes at 33⅓% of market value, while Cook County uses 10%. Your actual bill depends on the tax rate for your parcel, so I pull the real bill for every home we look at. My property tax comparison for Huntley, Crystal Lake, Algonquin and Barrington explains how it all works.

My Tips for Buying in Lake Zurich
- Get pre-approved first. With multiple offers common, sellers want to see you’re ready. Here’s why you need a pre-approval before you buy.
- Ask about lake rights. Lakefront, lake-access and association rules can be very different from home to home.
- Check the school assignment for the exact address.
- Look at the real tax bill, not an estimate.
