Huntley is one of the few northwest suburbs where several national builders are selling new homes right now. If you’re thinking about building, here’s what’s available and why I suggest bringing your own Realtor before you sign anything.

Why use your own Realtor with a builder?
The salesperson in the model home is friendly, but they work for the builder. Your Realtor works only for you.
I’ll go through the builder’s contract with you and your attorney, since it’s very different from a regular resale contract. I’ll help you compare incentives and tell you honestly which upgrades add value later. I’ll also help you schedule inspections and keep track of punch-list items before closing. Even a brand-new home can have things the builder missed. As I like to say, I know the builders, the neighborhoods, and the fine print.
Does it cost more to bring an agent?
Usually not. Many builders pay the buyer’s agent fee. You’ll sign a written agreement with your agent that explains how they’re paid.
One big tip: many builders want your agent registered on your first visit. If you walk in alone and sign the guest card, some won’t let you add an agent later. Call me before you tour.
What should you ask before signing?
- What’s included in the base price, and what’s an upgrade?
- When will the home be done, and what if it’s late?
- Do the incentives require the builder’s lender?
- What will property taxes be once the home is fully assessed?
That last one surprises people. The first tax bill on a new home can be low, and later bills can be much higher. I’ll help you estimate it for your lot. Sometimes a nearly new resale home is the better deal once you add in blinds, landscaping and a finished basement. I’ll show you both side by side.
