Pingree Grove and Hampshire are two fast-growing villages right next to Huntley where buyers often find newer homes at lower prices. Zillow put Pingree Grove’s typical home value at about $378,000 as of Sept. 30, 2026. If you love the Huntley area but your budget keeps getting squeezed, these two towns deserve a look.

I’m Dana Gallagher, a Broker with Berkshire Hathaway HomeServices Starck Real Estate, and my office is in Huntley. I’m in these neighborhoods all the time, so here’s what I tell my buyers.

Where Are Pingree Grove and Hampshire?

Both villages are in northern Kane County along U.S. Route 20.

  • Pingree Grove borders Huntley to the north, Hampshire to the west, Gilberts to the northeast and Elgin to the southeast. Route 20 runs about 7 miles southeast into Elgin.
  • Hampshire borders Huntley to the northeast and Pingree Grove to the southeast. Most of the village is in Kane County, and a small part reaches into McHenry County. Route 72 runs through the south side of town, and Hampshire is about 52 miles from downtown Chicago.

Why “Newer Homes”? The Growth Numbers

Pingree Grove’s growth is one of the biggest stories in the area.

Pingree Grove populationCensus
2000124
20104,532
202010,365

That’s a village that went from a small crossroads to more than 10,000 people in 20 years, so most of its homes are relatively new. Cambridge Lakes is the best-known neighborhood. Hampshire is a little more established, with an older village core and newer subdivisions around it. It had 7,667 residents in 2020.

Townhomes and duplexes can come in lower, and larger single-family homes in newer subdivisions can come in higher. If you’re comparing to Huntley, read my Huntley moving guide and the Huntley market update.

Schools: Community Unit School District 300

Both villages are served by Community Unit School District 300. In Pingree Grove, the village lists Cambridge Lakes Charter School, a tuition-free public charter school on Campus Drive, among the District 300 schools. Hampshire is home to Hampshire High School, Hampshire Middle School, Hampshire Elementary, Gary D. Wright Elementary and Big Timber Elementary. As always, confirm the school assignment for a specific address with the district.

Buying New Construction Here

A lot of buyers in these towns are choosing between a builder’s new home and a resale that’s only a few years old. My advice:

  1. Bring your own agent on your first visit. The builder’s sales rep works for the builder. Read my new construction guide for Huntley, which covers how I protect buyers.
  2. Compare the true monthly cost. HOA dues and property taxes vary by subdivision, so pull the real numbers.
  3. Get your own inspection, even on a brand-new home.
  4. Get pre-approved before you shop. Here’s why you need a pre-approval.

Commuting and Getting Around

Route 20 is the main road for both villages, running toward Elgin to the southeast and Marengo to the northwest. If you need the train, look at my Elgin moving guide for the Metra options there.
