In the three months ending September 2026, the typical home in the Chicago suburban counties went pending (an accepted offer) in about 13 to 20 days, according to Zillow, and closing usually adds several more weeks. Price, condition and timing can make your sale much faster or slower than that.

I’m Dana Gallagher, a Broker with Berkshire Hathaway HomeServices Starck Real Estate. I help sellers across the Northwest Suburbs plan their sale from the first walk-through to closing day. Here’s a realistic timeline for 2026.

These are medians, so half of homes sold faster. Homes that are priced right and show well often go much faster. Homes that start too high tend to sit, and the price drops in the last column are a sign of that.

The Full Selling Timeline

Days on market is only one piece. Here’s how a typical sale unfolds:

1. Getting ready: about 1 to 4 weeks

This covers the pricing review, small repairs, cleaning, decluttering, staging and professional photos. Some sellers are ready in days; others need longer. My guide to selling your Huntley home walks through prep, and the same steps apply across the Northwest Suburbs.

2. On the market: often days to a few weeks for well-priced homes

The county figures above run about two to three weeks to pending, but that number covers every home, including those that were overpriced.

3. Attorney review and inspections: about 1 to 2 weeks

Illinois sales commonly use the Multi-Board Residential Real Estate Contract, which includes an attorney review period and an inspection period, each counted in business days. Your attorney and I will track every deadline.

4. Appraisal, loan approval and closing: usually several weeks

If the buyer is financing, their lender orders the appraisal and finishes underwriting before closing. The closing date is set in the contract, so this can be shorter for cash buyers or longer if you need extra time to move.

What Makes a Home Sell Faster

  • Pricing it right from day one. This is the biggest one. Watch my video on the top mistake when selling your home.
  • Great photos and a clean, bright home. Most buyers see your home online first.
  • Timing. Buyer activity usually picks up in spring, but there are buyers year-round. Read my take on listing a Crystal Lake home in fall 2026.
  • Making it easy to show. Flexible showing times help.
  • Handling known issues upfront. A pre-listing inspection or repair can prevent surprises later.

What Can Slow It Down

  • Starting above recent comparable sales.
  • Deferred maintenance that shows in photos or inspections.
  • A home that’s hard to see or only available for showings at limited times.
  • Appraisal gaps on financed offers.
  • Higher-priced homes, which usually have fewer buyers at any time. My guide to selling a luxury home in the Northwest Suburbs covers how I market those.

Special Situations

Mortgage Rates and Buyer Demand

Freddie Mac’s 30-year average was 7.24% for the week ending October 29, 2026, up from 6.17% a year earlier. Higher rates can mean fewer buyers at any moment, which makes pricing and presentation even more important. See my fall 2026 mortgage rate update.

Find Out What Your Home Could Sell For

The fastest way to estimate your timeline is to know where your home fits against recent sales. Start with a free home value report, or see what is my home worth, and I’ll follow up with a closer look if you’d like one.

Here’s what one well-priced sale could look like. Every home is different, so use this as a guide, not a promise.

What I Do to Keep Your Sale on Track

  • Review recent sales with you so we start at the right price.
  • Give you a prep list that focuses on the fixes buyers notice most.
  • Schedule professional photos once the home is ready.
  • Keep you updated on showings and feedback each week.
  • Coordinate with your attorney, the buyer’s agent and the lender so deadlines don’t slip.
  • Plan your move-out date around your next home.
  • Review every offer with you line by line, including financing, contingencies and closing date, not just the price.
  • Help you prepare for the appraisal with a list of updates and recent comparable sales.

Questions to Ask Before You List

  • What have similar homes on my street or in my subdivision sold for in the last few months?
  • How long did those homes take to go under contract?
  • Which repairs are worth doing, and which can I skip?
  • What date do I need to be out, and do I need a rent-back or a later closing?
  • Am I buying another home, and how will the two sales line up?

Should You Wait to List?

There’s no single best month. If you’re thinking about spring, it often helps to start the prep in winter so you’re ready when you want to list. If you’d like to talk through your timing, I’m happy to, with no pressure either way.
