Algonquin sits along the Fox River and crosses into both McHenry and Kane counties, with homes ranging from older riverside properties near the historic downtown to newer subdivisions off the Randall Road corridor. If you’re thinking about buying here, this guide walks you through each step so you know what to expect before you make an offer.

Step 1: Get Pre-Approved Before You Shop

Before you tour homes, talk to a lender and get a pre-approval letter. It tells you what you can comfortably spend and shows sellers you’re a serious buyer. Ask your lender about loan options (conventional, FHA, VA, and others) and an estimate of your monthly payment, including taxes and insurance. If you’re selling too, find out what your current home is worth so you know your budget.

Algonquin tip: Property taxes can vary depending on which county and taxing districts a home falls in. Because Algonquin spans two counties, ask for the actual tax bill on any home you’re considering rather than relying on an estimate.

Step 2: Agree on Representation With Your Agent

Since 2024, buyers sign a written agreement with their agent before touring homes. This is a good thing: you’ll know exactly what you’re getting and what it costs. We’ll agree on my fee up front in writing, and often we can ask the seller to cover it.

Step 3: Decide What Matters to You

Algonquin offers a mix of home styles and settings. Make a list of your must-haves, such as:

  • Home type: single-family, townhome, or condo
  • Commute: access to Route 31, Route 62, Randall Road, or I-90
  • Lifestyle: near the Fox River and the Fox River Trail, the historic downtown, or the shopping and dining at Algonquin Commons and Algonquin Galleria
  • Lot and layout: yard size, basement, garage, single-level living

Being clear about your priorities helps us move quickly when the right home comes up.

Step 4: Tour Homes and Watch the Market

I’ll set you up with a search so you see new Algonquin listings as soon as they hit the market. When we tour, I’ll point out things that are easy to miss, like grading and drainage near the river, the age of the roof and mechanicals, and HOA rules in subdivisions that have them.

Step 5: Make a Strong Offer

When you find the one, we’ll look at recent comparable sales to decide on a price and terms. A strong offer isn’t always the highest price. Clean terms, a solid pre-approval, and a flexible closing date can make a big difference to a seller.

Step 6: Inspections and Attorney Review

In Illinois, most contracts include an attorney review period and an inspection period. Use them. A professional home inspection can uncover issues with the roof, foundation, plumbing, electrical, or sump pump. Your attorney will review the contract and help negotiate repairs or credits.

Step 7: Appraisal, Final Loan Approval, and Closing

Your lender will order an appraisal and finish underwriting. Before closing, we’ll do a final walk-through to make sure everything is as agreed. Then you sign, get your keys, and you’re home.
