Elburn is a village of about 6,175 people (2020 census) in Kane County, with a typical home value of about $467,000 as of Sept. 30, 2026, according to Zillow. It’s a small village with something many towns its size don’t have: its own Metra station at the end of the line.

Where Is Elburn, IL?

Elburn is in Kane County.

Elburn sits where Illinois Routes 38 and 47 meet in western Kane County. When the Chicago and North Western built through in 1854, the stop was called Blackberry Station, after the township. The village incorporated as Elburn in 1886.

Elburn was largely rural until the 1990s, when large subdivisions arrived, so you’ll find older homes near Main Street and newer homes in the subdivisions.

In a smaller market like this, a few large new-construction sales or a few townhome sales can move the median, so I pull the comparable sales for every home.

A median is just the middle sale. Size, condition, lot and location can put a home well above or below it, so I always pull recent sales on your exact street before we write an offer.

Annual Events in Elburn

Elburn Days, the Elburn Lions Club’s largest fundraiser, dates back to the 1930s “A Day in the Park.” In 2026 it ran August 21 to 23 at Lions Park with a parade on Route 47, carnival rides, live music, a craft show and mud volleyball. Elburn Days also includes a pie baking contest and a car raffle run by the Lions Club. Elburn was largely rural until big subdivisions arrived in the 1990s, and the 2006 Metra extension also added a station in La Fox, just east of the village.

More About Elburn

Elburn borders Campton Hills, Lily Lake, La Fox, Kaneville and Maple Park, and the Tri-Cities of Batavia, Geneva and St. Charles are close by for shopping and jobs.

Commuting from Elburn

In January 2006, Metra extended the Union Pacific West line to Elburn, making it the end of the line, with trains to Ogilvie Transportation Center in Chicago.

By car, OpenStreetMap routing estimates about 51 miles and 69 minutes to downtown Chicago and about 38 miles to O’Hare, without traffic. Rush hour will take longer, so test-drive your commute.

Property Taxes in Elburn

Outside Cook County, Illinois counties assess homes at 33⅓% of market value. Your actual bill depends on the combined tax rate for your parcel (village, schools, park and library districts and more) and any exemptions you qualify for.

I pull the real tax bill for every home we look at. My property tax guide explains how Illinois bills are figured.

How to Start Your Elburn Home Search

Start with a lender pre-approval so you know your budget, then tell me your must-haves: home type, number of bedrooms, lot size and commute. Elburn suits buyers who want newer construction, a small-town feel and a train to Chicago without driving to another town’s station.

My Tips for Buying in Elburn

  1. Get pre-approved first. Sellers want to see you’re ready. Here’s why you need a pre-approval before you buy.
  2. Confirm the school assignment for the exact address. District lines don’t always follow town lines.
  3. Look at the real tax bill, not an estimate.
  4. Time the commute at rush hour before you fall in love with a house.

My Tips for Selling in Elburn

  1. Price from real sales. I pull recent Elburn sales by home type, not just the town median. Start with my free home value report.
  2. Prep before you list. Small repairs, paint and clean photos help a home stand out.
  3. Know your tax and HOA details. Buyers ask, so have the latest bill and any association documents ready.
  4. Plan your next move first. If you’re also buying, read should you sell before or after you buy.
