Palatine is a village of about 67,908 people (2020 census) in northwest Cook County, with a typical home value of about $390,000 as of Sept. 30, 2026, according to Zillow. It has a real downtown built around a Metra station, and it’s one of the most searched towns in the Northwest Suburbs.
I’m Dana Gallagher, a Broker with Berkshire Hathaway HomeServices Starck Real Estate. I help buyers and sellers across the Chicago suburbs, and here’s my honest look at living in Palatine in 2026.
Where Is Palatine, IL?
Palatine is in Cook County (a small part is in Lake County).
Palatine sits mostly in Palatine Township in Cook County, with a small piece in Ela Township in Lake County. The village was founded in 1866 around a station on the new Chicago and North Western Railway, and Joel Wood, who surveyed and laid out the village, is known as its founder. One of the original downtown streets is still named for him.
Since December 1999 the village has been revitalizing its downtown. That work brought a new train station, a parking garage and new condos, rowhouses and commercial buildings, so buyers who want to walk to the train have more choices than they used to.

Palatine has everything from first condos to move-up houses, which is a big reason it works for so many buyers.
A median is just the middle sale. Size, condition, lot and location can put a home well above or below it, so I always pull recent sales on your exact street before we write an offer.

Neighborhoods and Housing Types in Palatine
Palatine has a wide mix of housing. Downtown is where you’ll find the newer condos and rowhouses built during the revitalization, close to the train.
Schools in Palatine
Most of Palatine is in Community Consolidated School District 15 for elementary and middle school and Township High School District 211 for high school. Harper College is in Palatine too. School boundaries don’t always follow village lines, so confirm the assigned schools for any address with the district before you buy.
Parks and Things to Do in Palatine
The Palatine Park District serves about 85,000 residents in Palatine and parts of nearby towns. It runs pools at the Family Aquatic Center, Birchwood Park and Eagle Pool, plus recreation centers at the Community Center, Birchwood and Falcon Park.
Annual Events in Palatine
Palatine has three big annual traditions. Streetfest fills downtown with food vendors, music and games every August. The Fourth of July celebration includes a parade, a carnival and fireworks, which traditionally happen on July 3. And Oktoberfest, hosted by the Rotary Club of Palatine since 2008, runs the third weekend in September with live German music and local food.
Local Employers and Economy

Commuting from Palatine
The Palatine Metra station is on the Union Pacific Northwest line, with trains southeast to Ogilvie Transportation Center in downtown Chicago and northwest toward Harvard and McHenry. Living near downtown Palatine means you can often walk to the train.
By car, OpenStreetMap routing estimates about 30 miles and 49 minutes to downtown Chicago and about 16 miles to O’Hare, without traffic. Rush hour will take longer, so test-drive your commute.
Property Taxes in Palatine
Cook County assesses homes at 10% of market value, while the other collar counties assess at 33⅓%. That doesn’t mean Cook bills are lower; the final bill depends on the tax rate for your parcel and any exemptions you qualify for.
I pull the real tax bill for every home we look at. My property tax guide explains how Illinois bills are figured.
Palatine vs. Nearby Towns

How to Start Your Palatine Home Search
Start with a lender pre-approval so you know your budget, then tell me your must-haves: home type, number of bedrooms, lot size and commute. My Tips for Buying in Palatine
- Get pre-approved first. Sellers want to see you’re ready. Here’s why you need a pre-approval before you buy.
- Confirm the school assignment for the exact address. District lines don’t always follow town lines.
- Look at the real tax bill, not an estimate.
- Time the commute at rush hour before you fall in love with a house.
My Tips for Selling in Palatine
- Price from real sales. I pull recent Palatine sales by home type, not just the town median. Start with my free home value report.
- Prep before you list. Small repairs, paint and clean photos help a home stand out.
- Know your tax and HOA details. Buyers ask, so have the latest bill and any association documents ready.
- Plan your next move first. If you’re also buying, read should you sell before or after you buy.
