Plainfield is a village of about 44,762 people (2020 census) in Will and Kendall counties. It mixes a historic downtown with a lot of newer subdivisions, and it’s one of the busiest markets in the southwest suburbs.
I’m Dana Gallagher, a Broker with Berkshire Hathaway HomeServices Starck Real Estate. I help buyers and sellers across the Chicago suburbs, and here’s my honest look at living in Plainfield in 2026.
Where Is Plainfield, IL?
Plainfield is in Will County (part is in Kendall County).
Plainfield sits in Will County, with parts in Kendall County. Its downtown sits on what is now Illinois Route 59, where U.S. Route 30 (the Lincoln Highway) and U.S. Route 66 once merged for three blocks. The village has Greek Revival and Upright and Wing cottages, a school built in 1847, and three places on the National Register of Historic Places: the Plainfield Halfway House, the Flanders House and a 1928 Standard Oil gas station.
The land around Plainfield is very flat, left behind by an ancient glacial lake.
Plainfield Home Prices in 2026
Prices vary a lot between Plainfield subdivisions, so I pull recent sales in the exact neighborhood before you make an offer. Ask me for the latest numbers.
A median is just the middle sale. Size, condition, lot and location can put a home well above or below it, so I always pull recent sales on your exact street before we write an offer.

Some parts are in Oswego Community Unit School District 308 or Indian Prairie Community Unit School District 204, and most of the Kendall County side is in the Oswego district. More About Plainfield
The DuPage River runs through the village center, and the historic downtown along Lockport Street still has its 1800s masonry storefronts with cast-iron fronts and cornices.
Commuting from Plainfield
Interstate 55 runs along the east edge of the village, with two exits, and U.S. 30 and Routes 59 and 126 run through town. Pace routes 755 and 855 offer weekday rush-hour bus service from the Plainfield Village Center to downtown Chicago.
By car, OpenStreetMap routing estimates about 37 miles and 55 minutes to downtown Chicago and about 39 miles to O’Hare, without traffic. Rush hour will take longer, so test-drive your commute.
Property Taxes in Plainfield
Outside Cook County, Illinois counties assess homes at 33⅓% of market value. Your actual bill depends on the combined tax rate for your parcel (village, schools, park and library districts and more) and any exemptions you qualify for.
I pull the real tax bill for every home we look at. My property tax guide explains how Illinois bills are figured.

How to Start Your Plainfield Home Search
Start with a lender pre-approval so you know your budget, then tell me your must-haves: home type, number of bedrooms, lot size and commute. I’ll set up a custom search so new Plainfield listings reach you the day they hit the market, and we’ll tour the best ones together. My Tips for Buying in Plainfield
- Get pre-approved first. Sellers want to see you’re ready. Here’s why you need a pre-approval before you buy.
- Confirm the school assignment for the exact address. District lines don’t always follow town lines.
- Look at the real tax bill, not an estimate.
- Time the commute at rush hour before you fall in love with a house.
My Tips for Selling in Plainfield
- Price from real sales. I pull recent Plainfield sales by home type, not just the town median. Start with my free home value report.
- Prep before you list. Small repairs, paint and clean photos help a home stand out.
- Know your tax and HOA details. Buyers ask, so have the latest bill and any association documents ready.
- Plan your next move first. If you’re also buying, read should you sell before or after you buy.
